We measured the opening, ordered a Clopay Gallery Collection door with a 2-inch polyurethane core and a composite overlay that reads like wood but won’t absorb moisture. The R-value cut the garage temperature swing dramatically, which matters in Baytown from May through October. We disposed of the old door and left the driveway swept.
Spring Failure on Double-Wide Door - Mont Belvieu Border
A customer near the Mont Belvieu line called at 6:15 a.m. Their 16-foot wide door had dropped hard the night before when the right torsion spring snapped. The left spring was original from 2003, fatigued and ready to go. We replaced both springs as a matched pair, which is the only way we do it. A single new spring paired with a fatigued one creates uneven lift, wears the cables, and puts strain on the opener. We wound them to the manufacturer’s spec for this door weight, tested the balance, and lubricated the end bearings. The door now stays put at any height, which is what you want from a properly sprung system.
Opener Upgrade - Chain Drive to Belt Drive in Goose Creek
The bedroom in this Goose Creek-area home sat directly above the garage. Every morning at 5:30, the chain-drive opener woke the household. We removed the old overhead unit and installed a LiftMaster 8500W jackshaft opener mounted on the wall beside the door. No rail hanging from the ceiling, no chain rattle, and the DC motor runs at variable speed instead of slamming the door from full speed to a hard stop. Added the battery backup, which is code for new installations in Texas, and walked the customer through the MyQ app. They told us later they didn’t realize how much sleep they’d been losing until they weren’t.
Emergency Cable Repair - Door Off Track in Baytown Gardens
This door had been binding for months before the homeowner called. The left cable had frayed where it rubbed against a bent track bracket, and when it finally snapped, the door dropped on that side and jumped the track. We don’t recommend trying to force a door back on track by hand. The springs are under tension, and a 150-pound door can move fast if something lets go. We released the tension properly, replaced both cables since the right one was showing wear at the same point, straightened the bracket, and checked the track spacing with a level. Door’s been running straight since.
Weather Seal and Bottom Retainer Replacement - Near San Jacinto Mall
A business owner near the old San Jacinto Mall noticed their utility bill climbing and found the garage door bottom seal had hardened to plastic. Gaps let conditioned air escape and invited the rodents you get near any commercial corridor. We pulled the old retainer, which was rusted through in spots, and installed a new aluminum extrusion with a vinyl bulb seal rated for the temperature swings we see in Baytown. The bulb compresses against uneven concrete better than the old rubber flap style. Took about an hour, and the door finally sealed across the full width.
